Second-time buyers pick up 61 units at Lumina Grand EC
City Developments Ltd, the developer of Lumina Grand, reports an average unit sale price per square foot of $1,512; units purchased using deferred-payment schemes will incur an additional 3% surcharge. The developer estimates the average unit sale price as $1,512. An additional surcharge of 3% applies when paying in installments over time.
Buyers were predominantly from Bukit Panjang, Cho Chu Kang, and Bukit Batok areas.
Most buyers opt for deferred-payment schemes. Deferred payments offer buyers the best of both worlds: improving lifestyle while saving for an emergency fund.
Lumina Grand was released for sale from January 27-28 and sold 269 units (53%) within that weekend, thanks to an incentive offered by its developer: an $8,000 reduction on all types of units; with this reduction resultant in an average selling price per square foot of only $1,4664!
Lumina Grand is located at the junction of Bukit Batok Avenue 5 and Bukit Batok Road in an established Bukit Batok neighbourhood, within proximity to Tengah Town – Singapore’s smart and sustainable precinct.

According to current EC regulations, units sold at initial launch for second time buyers – who have previously received HDB housing subsidy and intend to purchase an EC – is limited to 30% of the entire project. After 30 days this restriction will be removed.
Homebuyers may continue purchasing units at Lumina Grand as it’s currently the only EC launch of 2018. Estimations suggest there are only 400 available ECs currently.
Since its debut on August 20,23, 91.40% of the 360-unit Altura project at Bukit Batok Avenue 8 have been sold; an average selling price per square meter of these sold units stands at $1,4777.
